Hello and welcome to my website, Joe Townsend, Broker Associate, specializing in real estate sales and listings in the Middle Florida Keys – the 7 Mile Bridge to the Long Key Bridge. This area includes Marathon, Sombrero Beach, Key Colony Beach, Stirrup Key, Grassy Key, Duck Key, Conch Key, and Long Key. I have been a licensed real estate agent for 11 years – 9 of those years as a Realtor Sales Associate and the last 2 years as a Broker Associate. I am a successful entrepreneur with 35 years of owning my own businesses, both U.S. & international, and am also a fully qualified Broker in Mississippi.
The islands of Duck Key in the Middle Florida Keys is really my specialty. I chose to live on Duck Key 15 years ago and my wife and I have owned 4 different homes on Duck Key. We have enjoyed what Duck Key offers; a private social club, Club Duck Key with amenities such as Har-Tru clay tennis courts, large heated pool, hot tub, and frequent fun parties and events - we have been members since 2004; the great fishing off of Duck Key whether back country or offshore fishing; the convenient marina facility located on Duck Key, Turnkey Marina; the beautiful free flowing canal system, the luxury resort of Hawks Cay and all of its events, restaurants, bars. Living on Duck Key for so many years I can honestly say I have been inside just about every home on Duck Key. I have listed and sold over 120 properties - Single Family Homes, Hawks Cay Villas & Condos, and Vacant Land Parcels on Duck Key, and also in Grassy Key and Marathon. I have personally owned and sold two Hawks Cay Resort Villas and have the insider experience of the HOA & the rental program available through Hawks Cay Resort.
Between 2003-2007 I was one of the Middle Keys and Duck Key top real estate producers. Also, between 2005-2006, I was the real estate consultant and sales/listing agent for over $35 million of commercial development properties in Marathon.
Since 2006, I have learned and mastered real estate Short Sale Listings and Sales in the Middle Florida Keys and have partnered with a specialty Miami law firm. I understand today’s opportunities with distressed and defaulted commercial developments. I understand luxury waterfront vacation homes, second homes, and investment or rental properties here in the Florida Keys. I thoroughly understand the building and permitting process in the Monroe County and Marathon building departments including all of the inspection procedures.
As a qualified Realtor Broker Associate I am able to provide investment consultation and provide market analysis for any type of Middle Keys’ properties or projects. I am able to consult and broker as a rental agent for any vacation rental or long term rental owner or tenant. I have closed numerous bank owned property transactions and I fully understand the process and I can consult or assist in any problem properties with my Miami attorney associates.
